                                 MINUTES OF PUBLIC MEETING JULY 28, 2014
                              TOWN HALL, 542 LIBERTY STREET, HANSON, MA.


CALL TO ORDER –6:30 PM

Members present:        Donald Ellis, Chairman
                        Joseph Weeks, Member
                        Joseph Gamache, Member
Absent:         Patricia Glenn, Vice-Chair

Also present:           Town Planner, Laurie Muncy
                        Administrative Assistant, Virginia Costley


APPOINTMENTS

6:30 PM – Revised Plan presented by Azu Etoniru for an A/ANR “Form A Plan of Land in Hanson, Ma.”, revised July 14, 2014,  for Steven J. Periano, Trustee, 456 Maquan Street, Hanson, Ma., Project Number 190-005.  The Plan checklist for the A/ANR was approved.  Item of concern was the 100’ setback which was reconfigured in new layout.  Lot 1 which has an existing dwelling now has the 150’ frontage, and Lot 2 is now the “hammerhead” lot as shown on the revised Plan.   All the necessary requirements are now met.

OLD BUSINESS

Meeting with James Ducey, Controller for J. Walsh Real Estate Inc.,  a management holding company, to liquidate a road bond associated with Commons Housing Trust for the  development known as Woodbrook Lane. A road bond has been on the books for many years to secure completion of certain infrastructure.  Mr. Ducey’s understanding is that all work has been completed.  Woodbrook Lane was  accepted by the Town  back in 2005.  The Commons Housing Trust is still active as one lot remains to be sold in the subdivision, but any disbursement should be made to J.Walsh Real Estate Inc. as there is no bank account in the name of Commons Housing Trust.  The Board suggested that Town Counsel review the request first before releasing any funds.  
Motion to approve release of road  bond  for subdivision called “Woodbrook Lane” pending advice from Town Counsel:  Joseph Gamache

OLD BUSINESS

Board members present  reviewed and  signed the Release of Subdivision Covenant from Donald Shute, Brookside Estates, dated July 28, 2014.

A motion is needed by the Planning Board  to accept an extension request for the Town Forest to update Plan with Land Planning, Inc.

Hemlock Hills – Town Planner has had three appointments with Curley & Hansen to come in and meet and as yet they have not shown up.  Town Planner did receive an e-mail saying that they are willing to communicate and provide the Board with some acceptances and as-built plans, but no set date yet.

ZONING HEARINGS

On the applications of the following Petitioners:

        Michael O’Connell for a Special Permit/Variance to allow for the construction of a 26’ x 36’ garage at 572 Pleasant Street -  defer to Board of Appeals
        Michael MacCurtain for a Special Permit to allow for dog training at Juliet’s Pet Salon with related signage at 1615-1625 Main Street – defer to Board of Appeals
        Arthur Miner for a Special Permit/Variance to allow for the construction of a two-car garage and attached breezeway at 43 Waltham Street – only comment septic not shown on Plot plan.

MINUTES

        No minutes can be accepted as no quorum can be met.
